LSPs: LAND SURVEY PLATS

This section will explain the purpose of Land Survey Plats, the procedure to request a survey proposal, how our consultation process works and any additional information needed to perform the survey.

What is a Land Survey Plat?

A Land Survey Plat is the physical measurement of a parcel of land and the comparison of that ground with that of record title and deeded or platted information. After the evaluation of physical evidence in the field, the Professional Land Surveyor will make a determination of where the parcel boundary should lie. 

The final resolved parcel boundary is reinforced by setting physical monuments at the location of angle points, points of curvature, or lines adjoining Road Rights of Way. RM Meridian will prepare a map reporting the findings based upon field inspection and office research. The Land Survey Plat will contain bearings and distances of the lines making up the parcel boundary, conflicting boundary information, possession lines not consistent with that of record title, and observable encroachments onto the subject property.

Why would I need a Land Survey Plat?

The Land Survey Plat is a powerful tool and valuable legal document for the land and/or home owner. Based on Colorado Revised Statutes the Land Survey Plat is used for the following reasons:


•    Establishes, restores, or rehabilitates any monument marking a corner that controls the location of real property.


•    Locates on the ground any observed encumbrances affecting the rights or enjoyment of real property.


•    Determines the position of any observed monument, reference point, or other marks that controls the location of boundaries, the right of ownership or use in real property.


•    The preparation of maps, plats, descriptions, or other documents for the purpose of preserving the locations of conveyances of rights in real property and the subdivision thereof. 


•    The measurements and computations made to determine the size, shape, or area of parcels for the purpose of marking on the ground, or the conveyance of, right of ownership in real property.
