This section will explain the purpose of Improvement Survey Plats, the procedure to request a survey proposal, how our consultation process works and any additional information needed to perform the survey.

What is an Improvement Survey Plat?

“Improvement Survey Plat” means a Land Survey Plat as defined above, and through Colorado Revised Statutes 38-51-104 through 38-51-106 resulting from a Monumented Land Survey showing the location of observed structures, visible utilities, fences, hedges, or walls situated on the described parcel and within five (5) feet of all boundaries of such parcel. Observed conflicting boundary evidence or encroachments, easements, underground utilities, and tunnels are also included if applicable. Properly recorded evidence is available from the county clerk and recorder, a title insurance company, or other sources as specified on the Improvement Survey Plat.

Why would I need an Improvement Survey Plat?

The Land Survey Plat and Improvement Survey Plat are very similar in nature, yet serve different purposes. 

A Land Survey Plat is the physical measurement of a parcel of land compared to that of record title and deeded or platted information. The Improvement Survey Plats will also include permanent improvements to the property and could be used for the future development of the property. This survey may supply your Design Professional (Engineer, Architect, or Landscape Planner) with the information they need to begin and complete your project. It should be noted that your design professional may require the survey to be performed and certified to ALTA/NSPS Standards.
